Haryana News- In a significant move, the Haryana government has announced changes to the Haryana Building Code-2017, ensuring that balconies in sectors and colonies across cities cannot be completely closed. The balconies must remain open on at least one side, though railings or low walls can be constructed for safety.
Public Consultation on Amendments
Amit Khatri, Director of the Town and Country Planning Department, has invited objections and suggestions from the public and stakeholders regarding the amendments by August 15.
Setbacks and Open Space Requirements
For residential plots, a setback of 1.25 meters in front of single-story buildings and 1.5 meters for two-story buildings will be mandatory. The area of an internal courtyard must be at least 12 square meters and should be equivalent to one-fifth of the height of the surrounding walls. The minimum width of external courtyards must not be less than 2.4 meters.
Exclusions from Floor Area Ratio (FAR)
The revised regulations also offer certain exemptions from the Floor Area Ratio (FAR). These include ventilation shafts, balconies (up to 1.8 meters), porches, open ramps or stairs, sky bridges and sky walks (over 5.5 meters in height), and fire lifts.
Building Categorization: Low and High Risk
Buildings have been categorized into two risk levels: low risk and high risk. Residential plots up to 16.5 meters in height and industrial buildings up to 30 meters in height (excluding IT units, cyber parks, and cyber cities) fall under the low-risk category. All other buildings are classified as high-risk.
Parking and Open Space Requirements for Shopping Areas
In shopping areas, 65% of the total site area must be allocated for parking, open spaces, and other uses. For industrial plots smaller than 3,000 square meters, basement parking will be allowed, provided there are adequate fire safety measures and automatic mechanized car lift facilities.
These changes are aimed at ensuring safety, better urban planning, and accommodating modern construction needs in Haryana. The public’s feedback will play a crucial role in finalizing these amendments.
