Noida News: While flights are yet to take off, investments are already flowing into the area surrounding the upcoming Jewar airport. The construction of the airport has transformed the Noida-Greater Noida-Yamuna Expressway (YXP) region in Uttar Pradesh into a prominent investment hub, attracting major IT firms, telecom equipment giants, and data center operators. Although real estate giants are also showing interest, the future of the Noida-Greater Noida expressway and YXP appears poised to become a thriving tech hub.
Noida YXP to become tech hub
Cities like Gurgaon, Bengaluru, Hyderabad, and Pune, known for their heavily utilised infrastructure and elevated costs, are on the verge of facing substantial competition from the emerging YXP and the Noida-Greater Noida Expressway region. The area is already home to major players like HCL, Tech Mahindra, and Microsoft, with the American tech giant’s India Development Centre covering 1.5 lakh square feet. Microsoft’s upcoming endeavour includes a substantial 6.45 lakh sq ft data centre.
Officials from the Uttar Pradesh government estimate Microsoft’s investments to be approximately Rs 1,800 crore, with the potential to generate 3,000 jobs. Phone and white goods giants such as Samsung, Dixon, LG, Oppo, Vivo, Lava, and Optiemus were among the initial investors in the region and are now scaling up their operations.
Sunil Vachchani, Chairman of Dixon Technologies, notes that his company already operates eight units in the area and has plans for an additional three. He attributes the region’s appeal to its robust infrastructure and the upcoming Jewar airport. The Hiranandani group’s subsidiary, Yotta, is in the process of establishing a massive data center spanning 3,00,000 sq ft in Greater Noida. Additionally, global IT infrastructure major NTT is extending its presence beyond Mumbai, Bengaluru, and Chennai to Greater Noida, primarily for the development of another data center.
Big projects coming in Noida
With technology giants establishing their presence along the Noida-Greater Noida Expressway and YXP, there is a rising demand for office and recreational spaces. Ajay Chaudhary, Chairman of the Ace Group, whose expressway facility currently accommodates IT behemoth Infosys and leading bank HDFC, has ambitious plans for two new complexes—one in Noida Sector 153 and another on a sprawling 100-acre plot along the Yamuna Expressway.
With established entities like HCLTech already occupying a vast 52-acre campus, accommodating more than 25,000 people, the region’s stellar infrastructure and planned developments for both commercial and residential projects make it a highly attractive destination. The impending Jewar airport further enhances its appeal.
Experts from real estate consultancies JLL and CBRE are bullish on the investment prospects. JLL’s Chief Economist and Executive Director, Samantak Das, foresees the acquisition of around 8.25 million square feet of space for IT parks in the next three and a half years.
