Ghaziabad News: Now that the necessary permits are in place, the way to develop Naya Ghaziabad has been cleared. The original design called for developing Naya Ghaziabad over 50–70 hectares, but it has now been expanded tenfold. There will be residential and commercial zones spread throughout 500 hectares of the new city. Atul Vats, the GDA VC, and the Divisional Commissioner approved this important suggestion on Wednesday at their meeting. It has to be presented at the board meeting as the next step.
Project Overview and Funding
After board approval, the project will be forwarded to the government under the Chief Minister and Urban Expansion/New City Promotion Scheme. A committee led by the Housing Commissioner will review the project and sanction the funding. According to GDA officials, land acquisition alone will cost around Rs 5,000 crore, with the state government covering 50% of this expense. This means GDA will receive approximately Rs 2,500 crore from the state government to establish a land bank for the new scheme. GDA will need to secure the remaining funds independently.
“A proposal for the Naya Ghaziabad scheme, to be developed over 500 hectares, will be presented at the upcoming board meeting. The Divisional Commissioner has already given the green signal to this project. Once the board approves it, it will be sent to the government for further approval,” says Atul Vats, VC, GDA.
Funding Strategies
GDA plans to raise the remaining funds by selling plots from the Madhuban Bapudham Aawasiya Yojna and Indirapuram. Additionally, GDA might consider taking loans. Under similar schemes, the state government has previously allocated funds in installments to various development authorities, including Aligarh Vikas Pradhikaran, Gorakhpur Vikas Pradhikaran, and Khurja-Bulandshahr Vikas Pradhikaran. For instance, Gorakhpur received Rs 2,000 crore, Aligarh got about Rs 350 crore, and Khurja-Bulandshahr received approximately Rs 170 crore. GDA aims to follow this model to develop Naya Ghaziabad.
These 6 Villages to Benefit
GDA intends to negotiate with the following six villages: Ferozepur, Mohanpur, Bhowapur, Shahpur, and Shamsher villages; Ataur Nangla is one of them. The fact that the majority of the property in these settlements is zoned for agriculture and recreation should make the purchase process easier. The new project will be located between Pipeline Road and Outer Ring Road, with Duhai station roughly 3 km from the RRTS.
Demand and Connectivity
Atul Vats highlighted that GDA launched the Madhuban Bapudham Awasiya Yojana about 17 years ago, and there remains a significant demand for buildings and plots in the NCR area. Currently, only plots are available in Wave City and Yamuna Authority, with Yamuna Authority allotting plots through auctions. The demand is evident, with over ten applications for a single plot. The development of illegal colonies in Ghaziabad further indicates a high demand for plots. Therefore, this scheme is expected to be highly successful in NCR.
GDA officials assure that the public will benefit from excellent connectivity in the new scheme area. It will be well-connected with the RRTS, Northern Peripheral Road, Delhi Meerut Expressway, and Eastern Peripheral. Future developments, such as the Orbiter Rail, will also connect with this scheme, enhancing accessibility.
