Ghaziabad News: The Ghaziabad Development Authority (GDA) board recently adopted significant amendments to building by-laws, initially notified by the Uttar Pradesh Housing and Urban Planning Department in November. The revisions aim to address pressing parking issues and introduce specific restrictions on the saleable floor area ratio (FAR) component.
Adoption and Implementation Process
GDA Vice-Chairperson, Rajesh Kumar Singh, confirmed the board’s decision, stating, “We have sent our decision to the state department. Now, the amendments have come into effect.” The updated building maps, reflecting these changes, will soon be available on GDA’s computerized map approval system.
Stilt Parking for All House Types
A noteworthy change includes the application of stilt parking provisions to all types of houses in the city. Stilt parking will no longer be factored into the purchasable FAR calculation but will contribute to the overall building height. GDA officials believe this adjustment will effectively address the issue of chaotic on-street parking in the city.
Expanded Scope of Parking Provisions
Buildings can now designate an open area for parking, but if covered on two or more sides, it will be included in the FAR calculation. Previously, this provision was limited to group housing societies and multi-storeyed buildings.
Detailed Parking Area Provisions
The amendments specify parking area provisions, including 23 sqm, 28 sqm, and 32 sqm (circulation area for equivalent car space) for open area parking, covered parking, and basement parking, respectively. This applies to all plots across categories with a total area of up to 200 sqm, with additional allowances for larger plots.
