Ghaziabad municipal corporation officials announce the implementation of a revamped property tax structure, set to take effect from April 1 for the financial year 2024-2025. Despite opposition from the mayor and councillors, citing increased burden on taxpayers, the decision aims to bring uniformity and address disparities in the existing tax system.
Approval Amidst Controversy
While the mayor and councillors opposed the move, the corporation approved the new structure, prompting civic officials to publish the order on the website, signed by municipal commissioner Vikramaditya Malik. The decision, however, was not conveyed to the corporation board during its meeting on January 9.
Current Uniform Tax Structure
Presently, the property tax is calculated based on uniform rental values for all localities, resulting in households in prime and lower segment localities paying similar taxes. The annual property tax is computed based on these rental values.
Three-tiered Residential Categories
Under the new structure, residential colonies are categorized into A, B, and C. Category A includes prime localities, B comprises less developed areas, and C encompasses the least developed localities. Each category has a specific rental value range per square foot.
New Rental Range Details
- Category A: ₹1.75 to ₹4 per square foot
- Category B: 0.50p to ₹3.5 per square foot
- Category C: 0.30p to ₹3 per square foot
Government Approval and Public Objections
Municipal commissioner Vikramaditya Malik states that the new structure received state government approval after addressing 318 public objections. The implementation is expected to align Ghaziabad’s rates with other corporation areas, potentially generating additional revenue of ₹100 crore or more.
Opposition and Future Implications
Mayor Sunita Dayal opposes the new structure, citing its potential impact on households. Critics, including Congress councillor Ajay Sharma, argue that the decision may increase the tax burden significantly, affecting the common man and potentially influencing the upcoming general elections.
