The three Uttar Pradesh State Road Transport Corporation (UPSRTC) bus stations in Ghaziabad will be redeveloped into multi-story facilities with all modern amenities for passengers.
The government has allowed these stations, which are placed in transit-oriented development (TOD) zones, a floor area ratio (FAR) of 4, according to UPSRTC officials, while non-TOD sites are only permitted a FAR of 2.5.
The state’s 23 bus terminals are included in the redevelopment plan, including the three bus stations in Ghaziabad: ISBT Kaushambi (24,284 square metres), Sahibabad (15,000 square metres), and Old Bus Station (10,000 square metres).
Two station will have multi-storeyed development
“The two stations of ISBT Kaushambi and Shaibabad fall under the TOD zone of the Regional Rapid Transit System (RRTS) project in Ghaziabad. So, these will have multi-storeyed development with 45% area developed for commercial facilities to recover the construction cost of RRTS, while the rest would be reserved for bus operations and parking,” said AK Singh, regional manager, UPSRTC.
In December, the government made the decision to put out a request for proposals for the redevelopment project using a design, build, finance, operate, and transfer model with participation from private parties.
Fast-growing transit-oriented development seeks to build thriving, sustainable, and livable neighbourhoods that are typically centred around excellent mass transit systems.
The Kaushmbi ISBT is close to the Anand Vihar RRTS station, the Kaushmabi Metro station, and the future Anand Vihar Metro station. The Sahibabad bus stop is also close to the Sahibabad station on the RRTS.
According to officials, a higher FAR figure suggests that there is more room for vertical expansion.
“The TOD sites will have 50% of the total area set aside for development while non-TOD sites will have a ground coverage of 30%. The project would include commercial complexes, malls, food chains, retail outlets, parking for passengers, hotels and other facilities, officials said.The development of bus stations shall be completed in two years and about 40% of the facility areas would be completed by seven years,” Singh added.

The minimum investment required for the ISBT Kaushambi is 261 crore, while 161 crore and 62 crore have been set up for the development of the Sahibabad and Old Bus Stand stations, respectively.
In Ghaziabad, the state-run company runs 878 buses, including luxurious Volvo buses, and the three stops can accommodate 700 of these buses. According to UPSRTC, the three stations receive a total of 30,000–40,000 daily passengers.
